N2 - In this paper, the relationship between renovation and a building's environmental performance was investigated in an office building over the long term, using the Comprehensive Assessment System for Built Environment Efficiency (CASBEE). The research methods included the following: (1) interviewing and surveying by written questionnaire the people who are manage or work in IBM's Japan headquarters building, and (2) gathering data from maintenance management reports. Whenever renewal actions were taken, the building experienced reduced environmental loads. Therefore, we conclude that the building has been adapted to the social change since its completion in 1971.
